Why off-market exists

Some sellers don't want open houses or photos of their home circulating. Some estates and divorces are settled discreetly. And some properties sell in the week before they're listed, because a broker already had the right buyer waiting.

The buyer who only checks Zillow competes with thousands of people for the same visible inventory. The one with a broker who has a local network also sees what isn't in plain sight.
