Lifestyle

What it's like to live in Rancho Santa Fe

The word that defines it best is privacy. Properties are separated by acres, many have equestrian facilities, and the Covenant — the historic association that governs much of the area — maintains strict rules on construction and land use.

It is not an area for anyone who wants to walk to a restaurant. Here you depend on the car for everything, and that is precisely the point.

Market

How the Rancho Santa Fe market behaves

It is a market of low turnover and high discretion. Properties stay in families for years, and a significant share of transactions close without publicity: the seller doesn't want open houses or the property circulating on portals.

Timelines are longer than in the rest of the county. A property can be on the market for months without that meaning anything is wrong: the pool of potential buyers for a multi-million-dollar estate is simply small.

For the buyer, that translates into two things: there is real room to negotiate, and access to off-market inventory matters more here than in any other area.

Due diligence

What to check before buying in Rancho Santa Fe

  1. The Covenant's rules.

If the property is inside it, the association regulates construction, additions, colors, fences and land use. Read them first: they can limit renovations you were taking for granted.

  2. Fire risk and insurance.

It is an inland area with vegetation. Insurance can be considerably more expensive and in some cases hard to obtain. Get a quote before offering, not after.

  3. Water.

Keeping acres of garden has a real cost. Ask about historical consumption and whether there is a well or restrictions.

  4. Condition of equestrian facilities or pools.

They are expensive items to repair.

  5. Access and easements.

On private roads it is worth verifying who maintains what.

Location

Getting around

It is car country, with no alternative. The coast at Del Mar is about 15 minutes away; Downtown San Diego, 35–40; the border, 50–60 to the crossing. I-5 and I-15 are a reasonable distance away, but the interior roads are slow by design.

How much do I need to buy in Rancho Santa Fe?

In Rancho Santa Fe the purchase price is only part of the math. The annual operating cost — water for several acres, landscaping, maintenance of the facilities and insurance that in a fire-risk zone can be considerably expensive — is a figure worth projecting before buying. We have seen buyers comfortable with the price who had not sized up the upkeep.

Is Rancho Santa Fe for you?

High-net-worth buyers who prioritize privacy, land and discretion. Common as the primary residence of business families and as a retirement property.

Compared with other areas

It is a category of its own within the county. If you are looking for privacy and land, there is no comparable alternative. If you want the coast, any of the beach areas will give you something very different for similar or less money.

FAQ

Frequently asked questions about Rancho Santa Fe

Is it mandatory to belong to the Covenant?

Only if the property is inside that area. The Covenant is the historic association that regulates construction, additions and land use in the original core. There are parts of Rancho Santa Fe outside it, with different rules. It is the first thing to clarify about any property.

How much does it cost to maintain a property of several acres?

More than most people estimate. Between water for the garden, landscaping, upkeep of a pool or equestrian facilities, and insurance that in a fire-risk zone can be considerably expensive, the annual operating cost is a figure worth projecting before buying, not after.

Is it very far from everything?

The coast at Del Mar is about 15 minutes away and Downtown San Diego between 35 and 40. It isn't isolated, but it is car country with no alternative: there is no useful public transit and nothing within walking distance. For many people that relative isolation is precisely the appeal.
