Lifestyle

What it's like to live in La Jolla

La Jolla works almost like a small town inside the city. You can walk from the village to the beach, and social life revolves around Prospect Street and Girard Avenue. The University of California San Diego is here, which gives it a floating academic population and a cultural offering out of proportion to its size.

The climate is noticeably milder than inland: the marine layer moderates temperatures almost all year.

What moves the price

What people buy here

Inventory runs from two-bedroom condos near the village to clifftop homes. This is an area where the difference between having an ocean view and not having one can double the price of two otherwise equivalent houses.

  • The view can double the price of two otherwise equivalent homes
  • Condo to clifftop the range of available inventory
  • Resale almost no new housing comes in: the geography doesn't allow it

  3. La Jolla Village

  4. Muirlands

Market

How the La Jolla market behaves

It is a market of limited supply and international demand. The geography leaves no room to grow: between the ocean, the cliffs and land that is already built out, practically no new housing comes in. That means almost everything that sells is resale, and that the inventory available in any given month is surprisingly small for the size of the area.

In practice, when a well-located, reasonably priced property comes in, it moves in days. That is why we insist so much on arriving pre-qualified: without a pre-qualification letter, your offer competes at a disadvantage against all-cash buyers.

Due diligence

What to check before buying in La Jolla

  1. The view, measured in person and at different times of day.

"Ocean view" means very different things depending on the property. A partial view between two houses and an unobstructed panoramic view are separated by hundreds of thousands of dollars.

  2. Whether the view is protected.

Ask whether any restriction prevents the neighbor from building up and blocking what you are paying for.

  3. The condition of the construction.

Much of the inventory is decades old, and the sea breeze is harder on woodwork, windows and metal structures than people assume.

  4. Parking.

In the Village it is a real, everyday problem. Check how many spaces of its own the property has.

  5. If it's a condo, the rules and the reserves.

Oceanfront buildings can approve significant special assessments for façade maintenance.

Location

Getting around

La Jolla is well connected to I-5 and SR-52. Downtown San Diego is about 20 minutes away without traffic, and the airport somewhat less. Toward the border, allow 35–40 minutes to the crossing, not counting the wait to cross. The Village is perfectly walkable; the rest of the area is less so because of the slopes.

How much do I need to buy in La Jolla?

To get into La Jolla with foreign-national financing, the norm is a down payment starting at a million dollars if you are aiming for a house, or considerably less if you are open to a condo. Many of our clients start out looking at an oceanfront home, see the real numbers, and end up buying a well-located condo in the Village: same area, same postal address, half the entry cost. It is a move that usually looks very sensible three years on.

Is La Jolla for you?

Versus Del Mar, La Jolla is more urban and has more street life. Versus Coronado, it is better connected to the rest of the city but has less of an island feel. If you want the same coastal profile at a lower price, look at Point Loma.

FAQ

Frequently asked questions about La Jolla

How much does a house in La Jolla cost?

The median price is around 2.4 million dollars, but the range is enormous: a two-bedroom condo near the Village can come in well below that, while a clifftop property comfortably exceeds five million. The variable that moves the price most isn't square footage, it's the view.

Can you rent out a property in La Jolla?

Yes, and rental demand is solid because of the university and tourism. Short-term rentals are regulated by the City of San Diego, with restrictions by area and license type, so always verify before buying if your plan depends on it.

Is it a good area for a family with children?

Yes, especially La Jolla Shores and Bird Rock, which have a more residential feel. The area's schools are well regarded. If schools are the main criterion and the budget is tight, Carmel Valley usually gives more for the same money.
