Homes for sale in Del Mar

Del Mar is a small coastal village that guards its scale. You won't see towers here: zoning rules have kept construction low for decades, and that explains a good part of its price. Wide beaches, a racetrack with a summer season and a deliberately unhurried pace.

Lifestyle

What it's like to live in Del Mar

Life revolves around two axes: the beach and Camino del Mar, the main street with its restaurants and shops. In summer, the racing season fills the village; the rest of the year it is noticeably quiet.

It is a small community, and that cuts both ways: you feel the sense of neighborhood, but available inventory is very limited and when something good comes in it moves fast.

Scarcity

What people buy here

Single-family homes predominate. Condos are scarce and tend to be older. The annual supply of properties is so small that it pays to have a broker alerting you the moment something comes in, even before it is listed.

Market

How the Del Mar market behaves

Del Mar is probably the tightest market in the county. The city is small, zoning has limited density for decades, and the result is minimal annual supply. There are months when the active inventory of houses can be counted on one hand.

That has two consequences. First, prices are very resistant to decline even in soft cycles. Second, buying here takes patience: if you are looking for a specific house with specific features, it can take months for it to appear.

Our usual recommendation: define your profile well and let us alert you, even before the property is listed. In Del Mar, early notice is worth more than in any other area.

Due diligence

What to check before buying in Del Mar

  1. The real beach access.

"Steps from the beach" can mean two blocks downhill and a public access stairway. Walk it before deciding.

  2. The impact of the racing season.

In summer the village changes pace: more traffic, more noise and difficult parking. If you are going to live there year-round, visit in August too.

  3. Coastal risk.

For properties on the bluff, review erosion reports and what maintenance obligations exist.

  4. Insurance costs.

Proximity to the ocean can make the policy more expensive than expected.

  5. Age of the systems.

Much of the inventory is mid-century with partial remodels.

Location

Getting around

I-5 runs just east of the village and connects with the rest of the county. Downtown San Diego is about 30 minutes away without traffic; the border, 45–50 to the crossing. Within the village you can walk almost everywhere, which is part of its appeal.

How much do I need to buy in Del Mar?

Del Mar is one of the areas where we most recommend not stretching the budget. Because the market is so tight, if you buy at the limit of what you can pay you are left with no margin for the renovations that older inventory almost always needs. If the number doesn't work comfortably, Carmel Valley is ten minutes away, shares school districts and frees up a considerable sum that you can put toward fixing up the house.

Is Del Mar for you?

Families who prioritize quiet and the beach over urban life, and buyers willing to wait for the right property to come in. It is not an area for anyone in a hurry: inventory is scarce.

Compared with other areas

Versus La Jolla, Del Mar is smaller, quieter and somewhat more expensive per square foot. Versus Carmel Valley, you are paying for real proximity to the beach. If the budget doesn't reach, Carmel Valley is ten minutes away and has the same schools.

FAQ

Frequently asked questions about Del Mar

Why is Del Mar more expensive per square foot than La Jolla?

Pure scarcity. Zoning has kept density very low for decades and the city is small, so the annual supply of properties is minimal. When there are few buyers but even fewer houses, the price per square foot goes up.

How does the racing season affect things?

In summer the village changes pace: more traffic, more people and difficult parking during race weeks. Many people like the atmosphere; others find it inconvenient. If you are going to live there year-round, visit in high season too before deciding.

Is Del Mar Heights worth it compared with the Village?

It depends on your priority. The Village puts you steps from the beach and the shops, at a higher price. Del Mar Heights is more family-oriented, with larger homes and access to very well-regarded schools, in exchange for needing a car to get down to the beach.
